We collect revenue through property taxes to provide municipal services and programs for residents. Taxes provide the main source of revenue for the Municipality, County and School Boards.
How are my property taxes calculated? |
Properties are assigned a tax class depending on the use or purpose of the property. The annual tax rates are set according to the annual operating and capital budget and applied to each tax class. The tax levy is calculated by using the applicable tax rate and the assessed value of each property. There is an annual waste management fee added for each household. This fee will be added to the tax bill and this amount is designated to offset capital expenditures at the Landfill sites that are used by each household. Property Tax Due Dates |
Tax Bills are generated twice a year with four (4) installment dates; March 28th, June 28th, August 28th & October 28th. Failure to receive your tax bill and /or awaiting an adjustment (request for reconsideration; appeal; farm tax credit, etc.) does not excuse a taxpayer from responsibility for payment of the taxes nor relieve liability for penalty due to late payment. |
Tax Certificates |
You can request a tax certificate by making a written request and bringing your letter to our Municipal Office or filling out our online form.

Change of Address |
If you have just purchased or sold a house in Arran-Elderslie, the Municipality will be contacted by MPAC with the information and there is no need to contact us directly. If your mailing address has changed and your tax bill needs to be sent to a new mailing address please contact MPAC directly. |
Penalties and Interest Charges |
To avoid penalties or interest charges on late payments, we must receive your property tax payment at our office on or before the bill's due date. Penalty and interest charges for late payment are set by Municipal By-law in accordance with the Municipal Act. Penalty and interest charges are applied on a monthly basis. |

E-mail of Future Property Tax Bills or Sewer/Water Bills |
In an effort to become more efficient and effective in processing Property Tax and Sewer/Water Bills, the Municipality of Arran-Elderslie is offering residents and businesses the opportunity to receive these bills by e-mail as opposed to regular mail. We see this green initiative as a value added service to the residents and business owners of Arran-Elderslie and hope that you agree.
